FORMA31 is a Luxembourg-based real-estate media studio providing photography, drone photography and video, cinematic property films, social-media content, Matterport 3D virtual tours and 2D schematic floor plans.

The online configurator shows the expected package price for normal residential properties based on the information you provide (property size band or exact surface and selected services).

Submitting the request form is a request for service and an appointment preference — it is not an automatic acceptance by FORMA31 and does not by itself create a confirmed booking or final service contract.

The requested appointment remains pending until FORMA31 confirms it separately, after reviewing availability, travel, property conditions and the selected services.

Any final binding engagement arises from the subsequent written confirmation (and, where used, service agreement) issued by FORMA31.

The configured price is the expected package price for standard properties accurately described. FORMA31 may verify property size, location, access, scope and feasibility before confirming.

Properties above 300 m² always receive an individual quotation.

If verification shows the property or scope differs materially from the information provided (for example a significantly larger surface, exceptional access constraints, or services that cannot be performed as configured), FORMA31 will propose a revised scope or price BEFORE the work proceeds. Departures from the configured price require a legitimate scope or feasibility reason and your agreement — the principle remains transparent pricing without surprise charges.

By requesting services you confirm and undertake, to a reasonable and proportionate standard, that:

—you have lawful authority or permission to arrange photography/media production at the property;

—owner and occupant consent has been secured where needed, and occupants are informed of the shoot;

—access at the confirmed time is ensured (keys, codes, contact person on site);

—the property is reasonably prepared and presentable for the booked services;

—restricted or private areas, and known access or safety issues, are identified to us in advance;

—the property information provided (including surface and occupancy) is accurate;

—pets, valuables and private items are appropriately managed during the visit;

—permissions are obtained where third-party rights could be implicated (for example distinctive artworks).

FORMA31 is not responsible for delays or reduced coverage caused by unavailable access, an unprepared property, an absent key holder, undisclosed restrictions or similar client-side circumstances, subject to applicable law.

Standard media pricing does not include cleaning, moving substantial furniture, staging, decluttering, gardening, repairs or other property preparation. The photographer may make minor adjustments for composition at their discretion. FORMA31 is a media provider, not a cleaning or staging service, unless separately agreed in writing.

Appointment requests, confirmation, lateness, access failures, rescheduling and weather-dependent work are governed by the Cancellation & Rescheduling Policy and the Drone & Weather Policy, which form part of these terms.

Submitting a website request does not create any automatic cancellation fee. If a subsequently confirmed service agreement contains specific cancellation conditions, that agreement controls, subject to mandatory law.

Framing, composition, lens choice, sequencing, music (where licensed and appropriate), editing style, colour treatment, pacing and creative hooks/transitions are professional creative decisions within the agreed service.

Photography includes technical corrections. Cinematic films and Reels include one minor revision round; additional creative revision rounds may be quoted separately.

Creative discretion never extends to materially misrepresenting the property.

FORMA31 may use AI-assisted tools for appropriate creative and post-production tasks such as ideation, editing assistance, cleanup, workflow optimization and caption/content assistance.

AI-assisted processing is never used to intentionally create a materially false depiction of the property. We do not claim that every service uses AI, nor that content is fully automatically generated.

Expected delivery windows are those shown with your quote (from FORMA31's centralized delivery policy — currently: photos from the next business day; social content within 2 business days; cinematic film within 2–3 business days; Matterport/floor plan within 2 business days).

Delivery estimates assume property access as arranged, no material scope change, no force-majeure circumstances and normal technical operation.

Deliverables are provided in the formats appropriate to the booked services — typically portal/web-ready images plus high-resolution files where included, video via streaming-platform links or file delivery, and tour/floor-plan deliverables per service.

Delivery may occur via download links. You are responsible for downloading and archiving your final files promptly.

Usage of delivered media is governed by the Usage & Licensing Terms, which form part of these terms.

Professional media improves presentation quality. FORMA31 does not guarantee — and nothing on this website or in a quote should be read as guaranteeing — a property sale or rental, a sale price, number of inquiries, portal ranking, social-media views, leads, engagement, conversion rates or time on market.

Services and deliverables rely in part on third-party platforms (for example atHome and other portals, YouTube, Matterport, Instagram and other social networks, email providers, hosting/CDN providers). FORMA31 cannot guarantee third-party uptime, continued functionality, algorithmic reach or unchanged compatibility, and is not responsible for third-party platform decisions, subject to applicable mandatory law.

To the extent permitted by applicable law: FORMA31's liability for indirect or consequential commercial losses (such as loss of profit, loss of opportunity or loss of expected marketing outcomes) is excluded; FORMA31 is not liable for circumstances genuinely outside its reasonable control (including the third-party platform matters and force-majeure circumstances described in these terms); and FORMA31's total contractual liability is capped at the price paid for the affected service.

Nothing in these terms excludes or limits liability that cannot lawfully be excluded or limited — including liability for fraud or intentional misconduct — and nothing removes statutory rights that mandatory Luxembourg or EU law grants, including consumer rights where they apply.

Neither party is responsible for failure or delay caused by circumstances reasonably outside its control, including severe weather, legal or regulatory restrictions, airspace closure, illness or emergency, infrastructure or platform outages, access restrictions and other qualifying events. The affected obligations are suspended and the parties will reschedule or adjust performance in good faith rather than apply punitive outcomes.

These terms are governed by the laws of the Grand Duchy of Luxembourg.

For professional/B2B clients, the courts of Luxembourg City are intended to have jurisdiction, to the extent legally permissible. Where mandatory consumer-protection rules grant a consumer different rights or forums, those rules prevail and nothing here overrides them.
